A new floor gets judged on installation day, but how it performs over the next twenty years depends on work you may never see: moisture testing, subfloor preparation, product conditioning, and the details around doors and transitions.

For a South Louisiana home, a quality flooring installation starts with understanding the building — not just choosing a plank. This guide focuses on engineered wood and luxury vinyl plank, the two products homeowners ask about most, and the two foundations you'll run into around here: concrete slabs and raised wood subfloors.

Before installation: inspect and document

A useful flooring estimate starts with a walkthrough, not just a square-foot price. The installer should identify the existing flooring, the supporting surface, the installation method, and everywhere the new floor meets doors, cabinets, appliances, and adjoining rooms. The estimate should say whether baseboards come off and go back on or stay put with shoe molding — and what happens if demolition reveals conditions nobody could see during the walkthrough.

A clear scope spells out: the product and installation method; demolition, disposal, and protection of adjacent areas; moisture testing and documentation; what's included in prep and how extra repairs get priced and approved; underlayment, adhesive, and moisture-control materials; transitions, baseboards, shoe molding, and paint touch-ups; and how concealed conditions and change orders are handled.

Concrete slabs: appearance is not a test

Concrete that looks dry can still hold enough internal moisture to cause problems under a new floor. A visual check doesn't establish whether a slab meets the flooring system's requirements.

One widely used method is ASTM F2170 in-situ relative-humidity testing — \"in-situ\" meaning the measurement happens inside the slab, not just at the surface. For a slab drying from the top only, holes go to 40% of the slab's thickness; a slab drying from two sides uses 20%. The holes need at least 24 hours to equalize before readings are taken, following the applicable procedure.

The important number isn't a universal \"passing\" percentage. ASTM F2170 describes how to test; what counts as acceptable comes from the flooring, adhesive, and moisture-control system being installed. Keep the test results with your project records, and ask the installer to name both the measured readings and the written limits used to approve the install.

Raised homes: look below the floor

On a raised home, the inspection should include what's accessible underneath — not just the surface inside the room. The installer needs to evaluate the wood subfloor's condition and moisture, plus the crawlspace conditions affecting it. In houses that took water in past storms, subfloor sections can look fine from above and be soft underneath. No crawlspace look, no real quote.

A floor covering can't fix an unstable or moisture-damaged substrate. If repairs are needed, define that work before covering it up. Manufacturer instructions commonly require substrates to be clean, dry, flat, and structurally sound.

Acclimation: follow the product, not a rule of thumb

Acclimation means conditioning flooring for the environment where it'll live. For wood products, that includes checking the flooring's moisture content against the subfloor and the home's expected indoor conditions. It isn't a fixed number of days on a calendar.

And it isn't the same for every product. Some luxury vinyl products require no preinstallation acclimation at all — while still requiring installation in a climate-controlled space. Whether cartons stay sealed or get opened and spread out comes from the product's instructions, not a universal rule.

Don't mix up the measurements, either: concrete relative humidity, indoor relative humidity, and wood moisture content describe different things. A 75% concrete RH reading is not the same measurement as 75% indoor humidity.

Before work begins, ask: which moisture tests does this flooring system require? What written limits must the results meet? Does this product require acclimation, and how will readiness be verified? What's included in prep, and how does additional work get approved?

During installation: prepare before covering

Demolition reveals what the walkthrough couldn't: adhesive residue, uneven patches, damaged panels, layers of older flooring. The professional response is to document what's found, explain how it affects the installation, and get approval for changes before proceeding.

Suspect asbestos: stop before disturbing it. Older resilient flooring, backing, and adhesives may contain asbestos. Nine-by-nine tile is a familiar warning sign, but size alone can't confirm or rule it out. If demolition will disturb suspect material, pause and arrange an assessment by a qualified asbestos professional — the EPA recommends professional sampling because collecting a sample incorrectly can release fibers. Don't sand, grind, saw, or dry-scrape suspect flooring to keep the job moving.

Flat is not level. A floor can slope gradually and still be flat; it can be level overall and still have humps and dips. Plank flooring needs the substrate to meet the manufacturer's flatness requirement — as one product-specific example, Shaw's luxury vinyl instructions call for no more than 3/16 inch of variation in 10 feet. Those numbers are an example, not a universal spec. The useful question isn't \"did you level it?\" — it's \"which flatness requirement are you using, and how did you check it?\"

Underlayment is not moisture mitigation. Cushioning, sound control, and moisture control are different jobs. A plank with an attached pad may still need a separate vapor-control layer over concrete, and extra cushioning isn't automatically permitted — use only the materials and combinations the product approves. If moisture readings exceed the system's limits, the answer isn't another layer of foam. The condition needs an approved fix before installation continues.

Installation details worth checking. Once prep is done, the installer follows the product's requirements for layout, joint spacing, expansion clearance, and fastening or bonding. On a floating floor, trim and transitions must not pin the planks in place. Door jambs may need undercutting so the floor slides beneath while keeping its required clearance. Ask to see how the installer is handling perimeter movement space, end-joint spacing, door jambs and thresholds, transitions between heights, and registers.

When flooring meets electrical work. If demolition exposes damaged wiring, questionable splices, or old wiring that needs evaluation — knob-and-tube still turns up in older metro-area homes — pause the affected work and have a qualified electrician assess it. Don't let the flooring schedule decide whether an electrical concern gets addressed.

After installation: finish and document

Transitions and trim are part of the installation, not extras. They should protect exposed edges and let a floating floor move — not fasten it down. The right transition depends on the adjoining materials and their heights; no single molding fits every doorway.

Walk it before closeout: visible gaps, chipped edges, damaged planks, soft spots underfoot, door operation, threshold fit, trim and transition attachment, register openings, closet details, cleanup, agreed paint touch-ups. Write down unresolved items and tie them to the contract's payment and completion terms.

Keep the product identification, installation instructions, moisture-test records, care guide, and spare material. Store leftovers per the manufacturer's recommendations — a box of matching plank is worth its weight when a dishwasher leaks or a chair leg gouges a board.

Care starts immediately. Follow the care instructions for the exact product installed — approved cleaners, equipment, pads, conditions. Don't assume a steam mop is approved for wood or vinyl; check the product's care guide before using heat or steam. For wood floors, indoor conditions matter after installation too — proper conditioning beforehand doesn't end the humidity story, not in South Louisiana.

FAQ

Engineered hardwood or vinyl plank over concrete?

Neither is automatically right. Start with the slab's test results, the installation method, and the complete system's requirements. Wood needs attention to moisture and indoor conditions; vinyl still needs an acceptable substrate and specified moisture-control materials. \"Waterproof\" on the box doesn't protect the building from moisture problems underneath.

How long should flooring acclimate?

There's no universal answer. Wood conditioning depends on the product, its moisture condition, and the environment. Some vinyl needs none at all. Follow the manufacturer's instructions — not a three-day rule someone told you once.

Do the baseboards have to come off?

Not always. Remove and reinstall, or leave them and add shoe molding to cover the expansion gap — both honest, as long as the required movement space is preserved. Caulk isn't a substitute for a trim detail, though some products specify perimeter sealants in wet areas. Either option belongs in the bid.

Can new flooring go over the existing floor?

Sometimes — if the existing surface is an approved substrate meeting the product's requirements for condition, stability, cleanliness, and flatness. Check the actual product instructions before skipping demolition.

What should I compare between estimates?

The complete scope, not price per square foot: product, demolition, testing, prep, moisture control, transitions, trim, and how concealed conditions get handled. A prep allowance can be reasonable when unknowns remain — but the estimate should explain how extra work gets priced and approved.
